How we go about sanding your floors?
Is the floor flat?
Yes, depending on the condition of boards, e.g., shellac,
glue, or varnish on the floor we will start with a 24 grit belt and go
progressively through finer grades, finishing your floor with 120 grit
paper.
No, then we cross cut floor to flatten cupped boards,
followed by normal sanding through the grades, finishing your floor with
120 grit paper.
DIY?
Floor sanding equipment is heavy duty, industrial machinery.
If the machines are not used properly and kept constantly moving, evenly
across the floor, the resulting unsightly sanding marks will damage
and lower the value the floor. Should you have any doubts over sanding
your own floors, you should consider employing a professional to carry
out the work.

Isn't floor sanding messy?
Dust is the main problem encountered in floor sanding and then, only when old or poorly maintained equipment is used to do the sanding. Boston Floor Sanders use modern machinery utilising the best German and Swedish technology which conforms to the high standards for dust control demanded by European countries.
Any floor sanding professional who says he can eliminate any dust problems
is probably exaggerating as its all around us. However our machines
pick up over 99% of the dust during the sanding process. Afterwards
we vacuum thoroughly to remove any dust remaining.

Asbestos- to be added
Blackjack- A tarry bituminous product that is difficult to remove. It can be scraped or sanded off. Both have their advantages and disadvantages. Scraping it off is labour intensive and sanding it off uses lots of sandpaper and then have to clean the sticky residue from our machines before continuing with the floor sanding. That said we charge between 25 and 40 dollars per square metre to remove it.
Floor contamination- Sometimes due to to vinyl glue absorption
into timber flooring or soap powder spilling in wash areas on an unprotected
floor an orange peel reaction can occur when polyurethane is applied.
The solvent based polyurethane will drag glue remains out of floooring
and cause the reaction. It can occur on any of the coats and if it
happens on a final coat we will leave floor for 2 weeks then apply another
coat when floor has cured. A reaction like this will probably happen
on only 1% of the jobs that we do, but we believe you should be aware that
it might happen.

Coatings- Benefits and Disadvantages
Matt- Hard wearing, hiding scratches and marks on the floor. Ideal for kitchen and living areas. A great finish for all timber species and looks particularly good on pale timbers like tawa, kauri and macrocarpa.
Satin- Hard wearing. An all round finish that combines the glow of gloss with the subtlety of a traditional wax finish
Gloss- Hard wearing, but shows scratches and dirty marks. Glare can be a problem in areas with direct sun and shows dirty marks due to highly reflective finish. Not a good finish with pets or children in the home. Looks fantastic on dark timbers like jarrah and belau.
Ideal for landlords- Landlords appreciate the cost effectiveness
of polished floors. No more orange cordial, red wine, or coffee stains
on the carpet. These and other potentially damaging fluids easily wipe
up. Tenants can bring their own rugs with
them.

Never wash or allow your newly coated polyurethane floor to become flooded
in the first month of its life, as the polyurethane needs to fully cure.
Polyurethane will finish curing 2-3 weeks after its applied. The
floor is best cleaned with half a cup of methylated spirits to a bucket
of warm water. Use this mix as both the methylated spirits and water
will evaporate and not leave a residue, in contrast to waxes and polishes,
which may dull the floor.

Leave your final coat of paint on your skirting boards till after the sanders have finished the job as the skirting boards will have the Edger making contact with it and they may be marked.
Switch all central heating, under floor heating or air conditioning units off. Do not turn any of these on again until all coats have been done and floors are dry.
Make sure any gas pilot lights are out.
After your floors have been coated and you are putting furniture back
in the rooms take care to lift not drag it into place, otherwise
the polyurethane will be damaged. Care also needs to be exercised
so as not to walk in grit and other abrasives until the floor is fully
cured.
