We've loved living here for the last 27 years and we're really quite sad that we're offering our home and property for sale. Our home was built in the 1950s - it's approximately 60 years old. We love it and we've cared for it well. It sits on a 2,288 square meters [5/8th acre] lifestyle block that's ready for your further development. Terrace Street is a quiet street on the edge of Marton - it's in a good neighbourhood with a semi-rural atmosphere.
Our home is a bungalow and has a floor area of approximately 83 square meters [approximately 890 square feet], with an iron roof and rough-cast exterior walls. The foundations are concrete piles, the flooring is native (possibly matai) timber. Wooden joinery, plasterboard interior walls and fibrous plaster ceilings insulated with Batts. Thick 'Greenstuff' insulation has been installed under the floor. It is compact, tidy, and very cosy in winter; with a Kent fire and HRV System keeping the temperatures up.
With two double bedrooms with built-in wardrobes with cupboards above, kitchen, lounge, separate dining, and bathroom [with bath and shower and with vanity and cupboards under] the house has met our needs.
There's a seperate laundry with tub and cork tile flooring, electric hot water cupboard and space for a clothes dryer. There are two linen cupboards in the hallway. The lounge has a Kent log fire on a tiled surround, and internal glazed timber framed sliding doors. The kitchen has laminated bench top and a stainless steel sinktop, under bench and wall cupboards, a free standing Thermowave oven with four electric hobs, and cork tile flooring. There are curtains in all rooms and carpet in bed and living rooms.
There's an added feature of a monitored [optional] house alarm. In addition to the mains water supply, we've put in a rain water tank so you can always make a great cuppa.
For the handy-person, craftworker, or artisan, there's a single car garage (concrete floor, stucco walls, and a new iron roof), an office/store room, a large workshop - both with concrete floors and iron walls and roof - are all powered and there are phone connections in the workshop and office/store room. In the garden there's a lean-to tomato house, and an additional single garage/woodshed (concrete floor, iron walls and roof) all work to make the property very functional.
Of course, if you want to build on there's plenty of room to expand. There's a huge potential for subdivision or adding a sleepout or granny flat - and still have a wonderful garden space for kids and pets. The section is well fenced and has good drainage.
